7:20 P.M.  CONT’D PUBLIC HEARING -Andrew & Lindsey Smith -For a Special Permit and Section 6 finding under Sections 1400, 1420, 1640, 1642, 2420 (Lot Area)  and 2421 of the Norwell Zoning Bylaws.  The lot does not conform to minimum lot size requirement of 43,560 sq. ft. with only 22,075 sq. ft.  Applicant wishes to add a second floor to the existing dwelling, staying within the same footprint.  Property is located at 24 John Adams Drive and shown on Assessor’s Map 18A as Block 32 Lot 24, Registry of Deeds Book 118604 in Residential District B and the Aquifer Protection District.  House built in 1967.  (s/b Land Court Cert#)

 

 

7:30 P.M. – CONT’D PUBLIC HEARING - Lehigh Gas Corp. - For a Special Permit under Section 2340, Business District C-1, Site Plan Review under Section 1500 and request for Variance under Section 2441 (Front Yard).  Applicant wishes to cover the existing fuel island with a canopy structure, which does not meet the required 50’ front setback.  Known as BP Gas Station, 4 Whiting Street, Hingham and Pond Street, Norwell, MA, this site is shown on Assessors’ Map 5C, Block 16, Lot 1, Registry of Deeds Book 9588, Page 129.

 

 

7:35 P.M. - Scott & Karin Gilmartin - For a Special Permit and Section 6 finding under Sections 1400, 1420, 1640, 1642, and 2421 (Lot Size) of the Norwell Zoning Bylaws.  The lot does not conform to minimum lot size requirement of 43,560 sq. ft. with only 15,000 sq. ft.  Applicant wishes to add a 21’ x 18’ bedroom addition and bathroom to the first floor within the required setbacks.  Existing third bedroom will be removed and added onto the living room.  Property is located at 53 Doris Avenue and shown on Assessor’s Map 12D as Block 27, Lot 113, Registry of Deeds Book 28933, Page 204 in Residential District B.  House built in 1941.  

 

 

7:45 P.M. - Eric Lowe - For a Variance under Sections 1322 and 2432 (Minimum Lot Width at Required Setback) of the Norwell Zoning Bylaws.  Applicant is seeking a dimensional variance from the minimum lot width to allow the division of the property into two residential lots and one open space.   The minimum lot width measured at the required setback line on Lot 1 is 150.32, which meets the 150 feet setback requirement but the minimum lot width measured at the required setback line on Lot 2 is 111.74, which does not meet the required 150 feet setback.  Property is located at 135 Norwell Avenue and shown on Assessor’s Map 8D, Block 43, Lot 36, Registry of Deeds Book 45368, Page 73 in Residential A.
